This Privacy Policy explains how realmate ("we," "us," or "the Platform") collects, uses, stores, discloses, and protects personal information. We are committed to processing personal data in accordance with the Philippine Data Privacy Act of 2012 (Republic Act No. 10173), its Implementing Rules and Regulations, and the issuances of the National Privacy Commission (NPC). Our processing is guided by the principles of transparency, legitimate purpose, and proportionality.

INDEPENDENCE NOTICE: realmate is an independent platform and is not affiliated with, owned by, operated by, sponsored by, or endorsed by Alveo Land Corp., Ayala Land, Inc., or their affiliates. Personal information processed through realmate is handled by the realmate development group, not by any third-party real estate company.

SECTION 1: INFORMATION WE COLLECT

1.1. Account & Profile Data: Username, name, professional role, email address (used for account verification and communication), phone number (if provided), birthday and gender (if provided), profile photo, and other profile details you provide.

1.2. Verification Data: Credentials you submit for account approval, including Alveo ID information and any identification document you upload for verification.

1.3. Listing & Marketplace Data: Property listings, requirements, locations, pricing, specifications, images, and other content you post or share.

1.4. Communications: Messages, chats, connection and match requests, support requests, reports, and other communications you exchange through the Platform.

1.5. Technical & Usage Data: Device information, log data, app version, approximate access information, and usage information generated when you use the Platform, used for security, notifications, and to keep the service running. We use essential local storage and similar technologies (see Section 8).

1.6. Sensitive Personal Information: We do not require you to provide sensitive personal information. If a document you upload for verification contains such information, it is processed only for verification and account-management purposes.

SECTION 2: HOW WE USE INFORMATION (LEGITIMATE PURPOSE)

We process personal information only for purposes that are declared, specified, and legitimate, including to:

2.1. Legal Bases: Depending on the activity, we rely on one or more lawful bases recognized under the Data Privacy Act, including your consent, the necessity of processing to provide the service and perform our agreement with you, compliance with a legal obligation, and our legitimate interests (such as security, fraud prevention, and improving the Platform) balanced against your rights.

2.2. Communications & Marketing: We send service and account communications (such as verification, security, and notification messages) that are necessary to operate the Platform. We do not sell your data for advertising. Where we send any optional or promotional communication, we will rely on your consent and provide a way to opt out; opting out of optional messages does not affect essential service communications.

SECTION 3: AUTOMATED PROCESSING & NEXUS

Nexus uses automated processing to analyze listing and requirement data and generate relevance scores, matches, and property-intelligence estimates (such as estimated fair-market-value figures). These outputs are informational and are not professional advice, and matching does not involve an automated decision producing legal effects on you. SECTION 4: SHARING & DISCLOSURE

4.1. Between Users: Your profile and the listings or requirements you post are visible to, and may be matched with, other verified users. This peer-to-peer visibility is the core function of the Platform.

4.2. Service Providers (Processors): We share personal information with third-party service providers that process data on our behalf and under our instructions, strictly to operate the Platform — for example, cloud hosting and database services, authentication, email delivery, and push-notification delivery. These providers may store or process data outside the Philippines; where they do, we take reasonable steps consistent with the Data Privacy Act to protect your information.

4.3. Consent of Third Parties: If you input personal information belonging to your clients (buyers or sellers), you represent that you have obtained their consent as required by the Data Privacy Act before doing so.

4.4. Legal & Safety: We may disclose information where required by law, court order, or a lawful request from a competent authority, or to protect the rights, safety, and security of users, the public, or the Platform.

4.5. No Sale of Data: We do not sell your personal information.

SECTION 5: DATA STORAGE, SECURITY & INCIDENTS

We implement reasonable and appropriate organizational, physical, and technical security measures to protect personal information against loss, unauthorized access, or misuse. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for protecting your account credentials and for notifying us of any suspected unauthorized access. In the event of a personal-data breach that meets the thresholds under the Data Privacy Act and NPC issuances, we will take reasonable steps and provide notifications as required by law.

SECTION 6: RETENTION

We retain personal information only for as long as necessary to fulfill the purposes described in this Policy, to comply with legal, regulatory, or accounting obligations, or to resolve disputes and enforce our agreements. When you deactivate or delete your account, we delete or de-identify personal information that we are no longer required or permitted to keep, subject to reasonable backup and legal-retention periods.

Founder/legal review: specific retention periods have not been fixed for each data category. These should be determined by the founders (with legal input) and inserted here; until then, retention follows the general standard above.

SECTION 7: YOUR RIGHTS AS A DATA SUBJECT

Under the Data Privacy Act, you have the right to be informed, to object, to access, to rectify, to erasure or blocking, to data portability, to damages, and to lodge a complaint with the National Privacy Commission. To exercise these rights, contact us using the details in Section 10. We may need to verify your identity before acting on a request. Where processing is based on consent, you may withdraw that consent at any time; withdrawal does not affect processing already carried out, and some information may still be processed on another lawful basis or retained where the law requires.

SECTION 8: COOKIES & SIMILAR TECHNOLOGIES

The Platform uses essential local storage, session storage, and similar technologies on your device to keep you signed in, remember preferences, and enable core functionality. These are necessary for the Platform to work. We do not use these technologies for third-party advertising. You can clear local storage through your browser or device settings, but doing so may affect functionality such as staying signed in. For details, see our Cookie & Tracking Notice.

SECTION 9: CHILDREN

The Platform is intended for real estate professionals and is not directed to individuals under 18. We do not knowingly collect personal information from minors. If you believe a minor has provided personal information, contact us and we will take appropriate steps.

SECTION 10: CONTACT

SECTION 11: UPDATES

We may update this Privacy Policy from time to time. Material changes will be reflected on this page with an updated "Last Updated" date, and continued use of the Platform after an update signifies your awareness of the revised Policy.
